The home was previously owned by actress Alex Kingston, according to property records. Real estate agent Taylor Carroll represented the buyer.

The sale closed in July 2025. The property was listed in May 2025 by Jeff Yarbrough of Keller Williams Beverly Hills at an original asking price of $5,250,000, and went into escrow after 28 days on the market. Carroll was with Keller Williams Beverly Hills at the time of the sale and is now with EstateX Realty in Beverly Hills.

According to MLS data, the property was one of two homes sold in Lake Hollywood Estates during 2025, and the higher-priced of the two.

Built in 1965 on a lot of roughly one-third of an acre, the house measures 3,816 square feet, with five bedrooms and four-and-a-half bathrooms. Its main feature is the view. From the property, you can see Lake Hollywood, the Hollywood Sign, the canyon around it, and the city lights beyond.

What drew the buyer

Homes near Lake Hollywood rarely offer a view of both the lake and the Hollywood Sign. At this property, the two appear together. The Sign rises directly above the water, and the view faces across the pool deck rather than away from it. Carroll brought the buyer to the property after he became a client at an open house. He loved the home because of the peaceful nature and views. Indoor-outdoor California-style living felt right for a home to retire in and call his forever home. The home also belonging to a celebrity actress was a selling point.

“Very few homes near Lake Hollywood have both the lake and the Hollywood Sign in one view, and even fewer places that view directly over the pool,” said Carroll. “Guests are not separated from the scenery. They can be in the pool, at the dinner table, or by the fire pit, and the lake and the Sign are right in front of them.”

Carroll said a setting like this cannot be created through renovation. “A house can be remodeled or expanded, and a pool can be added,” she said. “The elevation and the sightlines cannot. Those belong to the location.”

Closing in a high-rate market

The sale closed during a period of elevated mortgage interest rates, which has made buyers slower to decide in the Los Angeles luxury market. Carroll said the property still drew competing offers.

“The hardest part was not the price. It was getting my buyer’s offer to the front of the line,” said Carroll. “The property was in demand, so I had to negotiate aggressively and move quickly to make sure our offer was the one that got accepted.”

About Taylor Carroll

Taylor Carroll is a licensed real estate agent with EstateX Realty in Beverly Hills, California (DRE #02179601).
