The Boulder Group, a net leased investment brokerage firm, completed the sale of a single tenant net leased Tractor Supply property located at S68W15440 W Janesville Road in Muskego, Wisconsin for $7,755,359. The newly constructed Tractor Supply store totals 21,930 square feet and sits on a 4.13-acre parcel within the Milwaukee MSA.<\/div>\n

The property is located at S68W15440 W Janesville Road in Muskego, Wisconsin, within the Milwaukee MSA. Tractor Supply occupies the site at the signalized northeast corner of Janesville Road and Moorland Road. The Janesville Road and Moorland Road intersection carries a combined traffic count of approximately 36,900 vehicles per day. Interstate 43 sits minutes from the site and carries approximately 62,700 vehicles per day. The store anchors an established shopping center alongside Kohl’s, Dollar Tree, Starbucks, and Aurora Health Care. National retailers within the immediate trade area include Costco, Walmart, ALDI, Ace Hardware, Chase Bank, BMO Bank, and Walgreens. Major nearby employers include GE Healthcare, Amazon, CableMaster, Crown Lift Trucks, and Naasco. The average household income within one mile is approximately $146,204. The population within five miles exceeds 86,000 residents, with approximately 33,763 people living within three miles. Muskego is located in Waukesha County, roughly 20 miles southwest of Milwaukee.
