Sage is built for agents who have a home to promote and no time to learn ad software. Instead of working through Meta Ads Manager or a multi-step template wizard, an agent types a short description of the listing, the way they would text a coworker, or pastes a link to the listing. Sage reads the details, writes the ad copy, designs the creative, selects a buyer audience around the home, sets the budget and campaign objective, and presents the finished campaign for review. Any part of it can be changed in the same conversation before launch.

Nothing spends until the agent says so. Before a campaign goes live, Sage shows the exact cost, including ad spend and the Walled Garden fee, and waits for approval. Once approved, the campaign launches to Facebook and Instagram and leads are delivered directly to the agent.

Because campaigns run on Walled Garden’s own advertising account, agents never connect, configure, or manage a Meta ad account of their own. Agents can charge the card on file or bill a campaign to a client’s card, which allows brokerages, teams, and marketing partners to run ads on behalf of the people they serve.

How Sage works

The process has four steps. The agent describes the listing or pastes a URL. Sage builds the campaign, including creative, copy, and targeting, in seconds. The agent reviews the exact cost and approves the spend. The campaign goes live on Facebook and Instagram, and leads come straight to the agent.

After approval, the ad is live on Facebook and Instagram.
